Answers to your selling questions.
Straight answers to the questions sellers ask most, from pricing and marketing your home to what happens at closing.
Common questions from sellers.
What areas do you serve?
We primarily work with sellers in Wilmington and the surrounding areas, including New Hanover, Brunswick, Pender, and nearby counties. If you’re selling a home outside of the areas we typically serve, let us know where the property is located. If we don’t work in that area, we’re happy to connect you with a trusted agent who does.
What makes working with Osprey Realty different?
Most agents list a home and wait for the phone to ring. We take an active approach on both sides of a deal — pricing with real data, marketing that goes out and finds the right buyer, and staying hands-on with every client from the first conversation through closing day.
How do I get in touch or schedule a consultation?
The easiest way is through the Contact page, or you can call or text directly. We respond quickly and we’re happy to do the first conversation by phone, video, or in person — whatever’s easiest for you.

What do I need to do to get my house ready to sell?
Decluttering, a deep clean, light staging, and knocking out any small repairs go a long way before photos are taken. Every home is different, though — see Selling for how we approach this, and reach out and we’ll walk your home with you and give you a specific list.
What are my expenses other than commission when I sell?
Beyond commission, sellers typically pay the NC excise (transfer) tax, deed preparation, prorated property taxes and HOA dues through the closing date, and any HOA transfer fees. You can estimate all of this for your specific numbers with the Net Proceeds Calculator.
Do I need a pre-listing inspection before I list?
It’s not required, but it can be a smart move. A pre-listing inspection surfaces issues while you still have time to fix them affordably and on your own terms, rather than getting a surprise request mid-negotiation. It often leads to a smoother contract and a stronger price.
How long will it take to get my house on the market once we sign?
Typically 3 to 5 days once the home is ready and photographed, depending on photographer and scheduling availability. If there’s staging or repairs to handle first, we’ll build that into the timeline when we talk.
Should I be home during showings?
It’s best if you’re not. Buyers tend to speak more freely and picture themselves in the space when the seller isn’t present. If leaving isn’t an option for a particular showing, just let us know and we’ll work around it.
What’s the typical time from accepted contract to closing?
Usually 30 to 45 days once the buyer’s loan starts processing — that covers inspection, appraisal, and underwriting. Cash sales can close much faster. The closing appointment itself, where paperwork gets signed, usually takes about an hour.
Do I have to repair everything the buyer asks for after inspection?
No repair is automatically required — it comes down to negotiation. We’ll go through every request with you, help you understand what’s reasonable given the home’s condition and price point, and negotiate on your behalf so you’re not agreeing to more than makes sense.
